1. STRUCTURE
Reinforced concrete frame comprising of footings, columns, beams and slabs, earthquake resistant in strict compliance with current regulations.
2. WALLS
Exterior walls are of 20 cm hollow bricks. Internal partition walls are of 10cm hollow bricks.
3. FINISHES
Floors
The entrance hall, living/dining areas as well as the kitchen floors, bathrooms and bedrooms have ceramic floor tiles. The Internal staircase is laid with special ceramic tiles. The entrance and verandas have beige cement tiles.
Walls
External surfaces are finished with three coats of plaster and two coats of Santex paint. Internal surfaces have three coats of plaster and three coats of emulsion paint. WC and bathroom walls are lined with ceramic tile from floor to ceiling. Kitchen walls between cupboards and benches are lined with ceramic. The walls behind the kitchen cupboards and bedroom wardrobes have two coats of plaster.
Ceilings
All ceilings are of fair-faced concrete treated with two coats of spatula and three coats of emulsion paint.
4. INSULATIONS
Sloping roofs are constructed of 1st quality treated Swedish timber designed to enhance thermal insulation and covered with waterproofing membrane and terra cotta roof tiles.
5. DOORS AND WINDOWS
The entrance door is of hardwood frame and solid wood leaf. All internal doors have softwood frames and leaves with painted wood veneer panels. External doors and windows are constructed of blue aluminum.
6. WARDROBES AND KITCHEN CUPBOARDS
Ample work surfaces in the kitchen. The kitchen cupboards are spray-painted, MDF panels. The bedroom wardrobes are of melamine construction with white aluminum doors faced throughout with mirrors.
7. SANITARY WARE AND MIXERS
Imported high quality sanitary ware are installed complete with accessories, mirrors, soap holders and towel rails. The mixers are single lever, chrome plated. A stainless steel sink is provided in the kitchen. Shower cubicles are provided for shower trays.
8. ELECTRICAL INSTALLATIONS
TV points are provided in the living area and all bedrooms. Switches with safety fuses or dipolar switches with light indicators are installed for all kitchen appliances in accordance with the Electricity Authority’s regulations. Telephone/Internet lines are installed, with sockets in the kitchen, living room and bedrooms. Ample electrical sockets are provided in all areas Shaver sockets are installed in all bathrooms. Lights are provided in the garden area.

10. Solar Heater
Each villa is provided with a solar heater for hot water to all bathrooms and the kitchen. The boiler has provision for electrical backup during cloudy periods (Cyprus boasts 300 sunny days per year).
